Fresh Walls Can Still Have Worn Edges
Look along the bottom of the room. Vacuum marks, chipped corners and dull paint can stand out even when the walls look clean.
Baseboards sit close to shoes, furniture and cleaning tools. Their top edge also collects dust. A new coat needs a clean, sound surface beneath it.
We review what is worn and what can be repainted. Paint can change the finish, but it cannot make a loose or badly damaged board sound.
- Scuffs along the floor
- Chips at corners and doorways
- Old touch-ups that stand out
Scuffs Along the Floor
Dark marks and worn paint can break up the line around a room. Some marks may clean off, while others call for preparation and repainting.
Chips at Corners and Doorways
Exposed edges can take repeated knocks. Small surface flaws may be suitable for filling before paint.
Old Touch-Ups That Stand Out
A patch can look different because of its color, shine or texture. We discuss whether painting a full baseboard section will give a more even result.

We have trusted Jorge and his team at Empire to do many projects for us over the years the years and they continually go above and beyond to provide beautiful work. They did the entire exterior painting and repair of our house I and blew us away with the quality of their work. Interior jobs are done to perfection as well. They are professional, clean, and courteous. Their work is very precise and well done. Most importantly they truly care about doing a good job and take pride in their work. For good reason- we receive so many compliments on thier work and the transformations they have helped us accomplish on our 1903 home that needed tons of work. We have gotten to know George and his crew over the years and would recommend them to anyone!Posted on Google![]()

Give Us the Details Along Your Floors
A few details help us understand your baseboard painting project.
If you do not know the material or length, tell us what you can see. Ask how to share photos when we follow up.
- Your Chicago neighborhood or ZIP code
- Number of rooms
- Rough baseboard length and height
- Floor type: carpet, wood, laminate or tile
- Peeling paint or damaged boards
- Painted or stained boards and preferred color
- Furniture, flooring work and project photos
Request a Baseboard Painting Estimate
Use the estimate form below. Select Cabinet, Wood & Detail Painting and describe the baseboards in the message field.
Your Floor Sets the Protection Plan
The small space between the floor and baseboard needs care. We plan the work around the flooring already in your room.
Carpeted Rooms
Carpet fibers can sit against the lower edge of the board. That edge needs protection and enough access to apply paint without coating the carpet.
Tell us if new carpet will be installed soon. The painting and flooring work should be planned together.
Hardwood and Laminate Floors
We protect the floor and review the edge before work starts. Existing scratches, loose finish or gaps should be noted during the review.
We also discuss access around beds, sofas and other heavy pieces. Clear space helps us reach the full length of the board.
Tile and Other Hard Floors
Paint can collect where trim meets an uneven floor. We protect nearby surfaces and review corners, grout lines and changes in floor height.
If flooring work is still underway, let us know before the painting date is set.
Floor Edges Need Different Protection
Wood Floor Condition
Point out worn floor finish, scratches and gaps before we set up.

- BASEBOARD MATERIALS AND FINISHES
The Board Beneath the Paint Matters
Not every baseboard needs the same preparation. We look at the material and the finish already on it.
Previously Painted Wood
A sound painted board may need cleaning, minor filling and preparation for the next coating. Loose paint or a slick old finish can change that work.
Bare or Stained Wood
Bare areas may need primer. Stained wood needs a review of the existing finish before it is covered with paint.
Painting changes the look of natural wood. If you want the grain to remain visible, ask about wood staining instead.
MDF and Other Paintable Trim
Tell us if the boards have rough edges, swelling or soft spots. A fresh finish cannot restore a damaged board.
We explain any repair needs before including the surface in the painting scope.
- Baseboard material and condition
- Nail holes and minor surface damage
- Loose or damaged coatings
- Existing paint or stain
- Primer needs
- Corners, joints and floor edges
- Nearby furniture and flooring

Pick a Finish You Want to Live With
White can create a clear border between the wall and floor. A warmer shade may sit better beside wood flooring. Matching the wall color can make the baseboard less noticeable.
Nearby door frames matter too. We can review how the new baseboard color will look beside trim that is staying as it is.
Satin has a softer shine. Semi-gloss reflects more light. The best choice depends on the look you want and the paint suited to the surface.
If you want to keep an existing color, paint color matching may help. An aged finish can still make an exact visual match difficult.
- REPAIRS BEFORE REPAINTING
Some Problems Need More Than a Coat
A board that keeps getting wet needs more than new paint. The moisture source must be addressed first.
Loose sections, deep damage and swollen material also need a separate repair decision. We identify those limits so the painting scope is clear.
Baseboard heaters are different from decorative baseboards. If you want heater covers painted, tell us at the start so they can be reviewed separately.
- OLD PAINT AND CHICAGO HOME RECORDS
Check Old Coatings Before Making Dust
Chicago homes can have several generations of paint on their woodwork. A newer top coat does not tell us what is beneath it.
If your home was built before 1978, tell us before old paint is sanded, scraped or removed. Lead-safe renovation rules may apply. Covered work must meet the required certification and work practices.
Read the EPA guidance for homeowners.
For property research, the Chicago building records search and Historic Resources Survey may provide useful background. These records do not test your baseboards or prove that the paint is lead-free.
Ordinary interior painting is generally listed as work that does not need a Chicago building permit. If the project includes other repairs or changes to protected historic details, check the requirements for that work.
Renters should get the owner’s approval before changing the finish. Condo owners should check building rules for work hours, access and contractor paperwork.
From Dusty Ledges to an Even Painted Line
1. Measure the Runs
We identify the rooms and baseboard sections included in the job. Short returns, corners and changes in board height are part of that review.
2. Check What Needs Attention
We look for loose paint, old repairs, stains, gaps and damaged material. Older coatings are reviewed before any work that could disturb them.
3. Set Up Around the Flooring
We plan access, protect nearby surfaces and agree on how furniture will be handled.
4. Prepare the Paintable Surface
Preparation may include cleaning, suitable minor filling and priming where needed. Small, stable gaps may be suitable for paintable caulk.
5. Apply the Selected Finish
We paint the agreed sections with attention to the upper edge, lower edge and corners. The coating and surface guide the application method.
6. Review the Room at Floor Level
We check coverage and the finished edges. We also explain when the paint is ready for normal use and cleaning.
Room floor area alone does not show how much baseboard needs painting.
The estimate depends on the length of the boards, their height and the work needed before paint. A room with many corners can take different work from one long, open wall.
Other factors include:
- Painted wood, stained wood or another material
- Loose paint and earlier repairs
- Small holes or suitable gaps
- Primer and color changes
BASEBOARD PAINTING ESTIMATES
What Changes a Baseboard Painting Quote?

A CLEAR SCOPE BEFORE WORK BEGINS
What Your Written Estimate Should Cover
A clear estimate should identify the baseboard sections included. It should also explain whether shoe molding or quarter-round at the floor edge is part of the job.
These details should also be clear before work begins:
- Floor protection
- Furniture and access
- The number of rooms
- Any separate repair work

EMPIRE PAINTERS CHICAGO
A Local Team With a Clear Scope
Empire Painters Chicago is based at 3604 W Schubert Ave, Chicago, IL 60647. We provide free estimates and carry General Liability and Workers’ Compensation coverage.
For a baseboard project, the written scope should make the small details clear: which rooms, which boards, what preparation and what finish.
We serve Logan Square, Avondale, Hermosa, Humboldt Park, Wicker Park, Bucktown, West Town, Irving Park, Lincoln Park, Lakeview and nearby Chicago areas.
Tell us about your property and access needs. A furnished condo, an occupied apartment and an empty rental can each need a different work plan.
CARING FOR FRESH BASEBOARD PAINT
Leave Time Before the Vacuum Comes Back
Paint can feel dry before it is ready for rubbing, washing or contact with furniture.
The care time depends on the selected product and the room conditions. We explain when to clean the boards and how to avoid marks while the finish hardens.
Chicago Room Conditions
Indoor temperature and airflow matter during a Chicago winter. Humid conditions can also affect drying. We follow the coating’s directions rather than promise one fixed drying time for every room.
Before Work Begins
Let us know about cold or damp rooms.
Point out leaks or repeated staining.
Plan a route for children and pets around the work area.
Keep furniture from pressing against fresh paint.
Wait for the advised cleaning time.
Keep Other Painting Work in Its Own Scope

Trim and Molding Painting
For door frames, window trim and decorative details, see trim and molding painting.

Interior Painting
For walls and ceilings as well as baseboards, see interior painting.
These services can be discussed together. Your estimate should still show which surfaces are included.
- Frequently Asked Questions
Questions Before You Repaint the Baseboards
Yes, we can review a project that covers only the baseboards. Walls, doors and other trim stay outside the scope unless you ask to include them.
Sound baseboards can often be painted while they stay in place. Loose or damaged pieces may need repair first.
Yes, but the floor edge needs careful protection. Tell us what flooring you have so we can plan access and masking.
Many sound wood baseboards can be painted after the right prep and primer. Painting hides the wood grain, so we confirm that choice before starting.
Satin has a softer shine, while semi-gloss reflects more light. We can compare both with your walls, floors and nearby trim.
Small, stable gaps may be suitable for paintable caulk. Loose boards or gaps that keep opening need a closer look before paint.
Paint will not fix a swollen board or stop a leak. The moisture source and damaged material need attention before painting.
This page covers decorative baseboards along the bottom of the wall. Heater covers need a separate review because the surface and coating needs are different.
Wait until the selected paint is ready for cleaning, not just dry to the touch. We will explain the care time for the product and room conditions.
Yes, if the room and surface meet the paint product's requirements. Cold areas and poor airflow can change the schedule.
Tell us before any old paint is disturbed. Lead-safe rules may apply, and covered work must meet the required certification and work practices.
The length, board height, surface condition and floor protection all affect the estimate. Photos and a rough room count help us review the work.
Call (312) 725-3621 or use the estimate form on this page. Share your Chicago ZIP code, room count, floor type and any peeling or damaged areas.
Start With the Rooms That Need It
You do not have to add a full room repaint to ask about your baseboards.
Tell us where the finish is worn and what flooring sits beside it. We will review the details and explain the next step for your baseboard painting estimate.
