Brick Painting in Chicago: Done Right for Two-Flats and Greystones

Chicago brick is old, porous, and built to breathe, so painting it the wrong way traps moisture and leads to peeling within a few years. The right approach starts with knowing what kind of brick you have and matching the paint to how that brick behaves.

Why Chicago Brick Needs a Different Approach

A lot of the brick around Logan Square, Avondale, and Humboldt Park went up between 1890 and 1930. That brick is soft compared to what’s made today, and it moves with the seasons. Chicago winters freeze moisture inside the brick, then spring thaw pushes it back out. If that moisture can’t escape because the wrong paint sealed it in, you’ll see bubbling and flaking a lot sooner than you’d expect.

We test the surface before we ever open a can. Old mortar joints, efflorescence (that white chalky residue), and hairline cracks all change how we prep the wall. Skip that step and paint fails, plain and simple.

So the real question isn’t just what color you want. It’s whether the brick can handle a coating at all, and what kind.

  • Older, softer brick common in pre-1930s Chicago buildings absorbs water differently than modern brick
  • Mortar condition affects how paint adheres around joints
  • Efflorescence has to be removed, not just painted over
  • Breathable, mineral-based or masonry-grade coatings let moisture escape instead of trapping it

This is where our background in construction and project management matters. We’re not guessing at what the wall needs, we’re reading it like an engineer would before we ever pick up a brush.

Signs Your Brick Should Not Be Painted Yet

Not every wall is ready. Sometimes the right answer is wait. We’d rather tell you that up front than paint over a problem that comes back in a year.

Wet brick is the big one. Chicago brick soaks up moisture through the porous face, especially on older Bucktown and Wicker Park two-flats with original lime mortar. If the wall feels damp or you see dark patches after a dry week, something’s pushing water through from inside the wall. Paint traps that moisture in. And trapped moisture behind a paint film is exactly what causes peeling, bubbling, and cracked mortar joints a year or two down the road.

We check for all of this during the walkthrough. Nine times out of ten, the fix is simple, dry out the source, repair the mortar, then paint. Sometimes it just means waiting for a stretch of dry weather before we start. A wall that looks fine from the sidewalk can still be holding water you can’t see.

Springtime after Chicago’s wet months is a smart window to reassess. The brick has had a chance to dry out from winter snowmelt, and you can catch mortar damage before summer humidity makes it worse.

Worried that trapping moisture inside historic Chicago masonry will cause your exterior brick to spall or peel?

Breathable Coatings That Protect Against Freeze-Thaw Damage

Here’s the thing about brick. It’s not solid all the way through. It’s full of tiny pores that pull in moisture and let it back out. Chicago winters push that brick hard, freezing temps one week, a 40-degree thaw the next. If the coating on top can’t breathe, that moisture gets stuck. It freezes, expands, and pushes against the surface from behind.

We’ve opened up peeling paint jobs on Chicago two-flats and found the real problem wasn’t the brick at all. It was a coating that sealed the surface tight instead of letting it release vapor. Nine times out of ten it’s the same story: someone used a standard acrylic wall paint meant for drywall, not masonry.

A true masonry coating is built different. It’s formulated to let water vapor pass through while still blocking wind-driven rain from getting in. That’s the balance we’re after on every brick painting job, keep the water out, let the vapor out too.

Skip this step, and you’re not saving time. You’re setting up a callback in two years when the coating bubbles off in sheets. That’s the whole argument behind doing this job right the first time.

The Brick Painting Process From Inspection to Final Coat

Every brick painting job starts the same way for us: a real inspection, not a quick look from the sidewalk. We check for moisture trapped behind the brick, loose or crumbling mortar joints, and old paint that’s peeling or chalking. Chicago brick, especially on homes near Avondale and Humboldt Park built in the early 1900s, often has softer, more porous brick than what you’d find in newer construction. That changes what primer and paint we use.

Once we know what we’re dealing with, here’s how the job runs from start to finish.

That drying step matters more than people think. Rush it, and you trap moisture inside the wall. We’ve opened up brick on older Chicago two-flats where a fast paint job sealed in water for years, the paint bubbled and peeled within a season.

We schedule most exterior brick work outside the deep winter months since cold temps stop paint from curing right. Spring through early fall gives us the working window we need for a clean, lasting finish.

How Long Painted Brick Lasts and How to Keep It Looking Right

A quality brick paint job holds up for years, but the number changes based on the wall’s sun exposure, drainage and how it was prepped before the first coat went on. South-facing walls take more UV beating. North-facing walls hold moisture longer. Both age differently, even on the same house.

Chicago’s freeze-thaw cycle is the real test. Water gets into brick pores during a January thaw, then freezes again overnight. If the brick wasn’t sealed right or the paint can’t breathe, that cycle pushes moisture against the paint film from behind. That’s when you get bubbling and peeling, not from bad paint, but from trapped water with nowhere to go.

We tell every customer the same thing: this isn’t a paint job you forget about for a decade. It needs some attention.

Do that, and a well-prepped, breathable paint job will look sharp for a long stretch. Skip it, and even the best application starts fighting an uphill battle by year three.

Common questions about Brick painting

Check for damp spots, a musty smell, or white chalky residue that keeps coming back after cleaning. Soft or crumbling mortar you can scrape out with a fingernail is another warning sign. If you see any of these, hold off, we'll check it during your walkthrough and tell you if the wall needs to dry out or get repaired first.

Brick in neighborhoods like Logan Square and Avondale was often built before 1930, so it's softer and more porous than modern brick. It moves with the seasons and needs a breathable, masonry-grade coating so moisture can escape instead of getting trapped. Regular wall paint seals the surface tight and usually leads to peeling within a couple years.

It can, but only if the wrong paint is used. A true masonry coating lets water vapor pass through while still keeping rain out, so Chicago's freeze-thaw cycles don't push the paint off the wall. That's why we test the brick and mortar before we ever pick a product.

Fresh mortar needs time to cure fully, usually around 30 days, before it can handle paint. Painting too soon can seal in moisture that hasn't had a chance to release yet. We'll check the tuckpointing date during the inspection and let you know if we need to wait.

Spring after the wet months is usually the smart window because the brick has dried out from winter snowmelt. It also gives us a chance to catch mortar damage before summer humidity makes it worse. Either way, we won't paint over a wall that's still holding moisture.
